Our fees vary depending on the type of property you are letting and what services you would like to use. One of our property experts will be able to talk you through our terms of business and outline any fees upfront so that you are not charged with any hidden fees.

Here is a quick breakdown of all of our fees to help you get a quick estimate.

Property Preparation Fees
  • EPC- £90
  • Gas Safety Certificate- £90
  • Carbon Monoxide Alarm Insulation- £40
  • Smoke Alarm Insulation- £30
  • Electrical Safety Certificate- £200
  • PAT Certificate- POA
  • Inventory Cost- £120 for a studio +£15 per additional bedroom
  • Professional Cleaning- £100 for a studio +£15 per additional bedroom
  • Rent Recovery Plus- £29.99 PCM – Rent over £2500 PCM POA

Let Only Service Package

Our basic service package, we will find you a tenant, conduct full referencing and prepare the tenancy agreement, leaving you with the day-to-day management. 

Let Only Service- £699 (One Off Charge)- this fee includes-

Property Marketing via Rightmove, Primelocation & OnTheMarket. As well as full social media coverage.

  • Accompanied Viewings.
  • Negotiation of offers by skilled professionals to achieve the highest possible rent in the best possible time frame.
  • Fully referenced tenants.
  • Production of the tenancy agreement & deed of guarantee if required.
  • Ensuring all relevant documentation is signed and completed prior to move in.
  • Arranging for all appropriate deposit documentation to be signed.
  • Registering your tenants deposit to be protected with the TDS & issuing a certificate of registration.
Fully Managed Service Package

Our extensive service package, this package leaves us as the main contact for both you & your tenant, taking away all the fuss of being a landlord. This is a tailored package making sure that we take care of whatever you or the tenant need.

Tenancy Set Up Fee- £149 (One Off Charge)
